Hawkins County has many industrial sites located throughout the county. The Phipps Bend Industrial District, a joint venture between the city of Kingsport and Hawkins County, is located near Surgoinsville. The Industrial District is the former site of the canceled Tennessee Valley Authority Phipps Bend Nuclear Plant. Phipps Bend is one of the most attractive tracts of industrial property in the Southeast.

Location: Between Surgoinsville and Church Hill in eastern Hawkins County.

Water: 10" line provided by the town of Surgoinsville.
Sewer: City of Church Hill municipal system 12" line.
Natural Gas: 4" high pressure line
Electricity: Provided by Holston Electric Cooperative.
Rail: Spur from Norfolk-Southern is extended into the site.
Airport: Hawkins County General Aviation Airport, 5 miles west
Tri-Cities Regional Airport, 30 miles east.
Fire: Extensive fire hydrants and a 750,000 gallon water storage tank on site.
Protection by East Hawkins County Fire Department.
Police: Police protection by Hawkins County Sheriff's Department.
